You can ski in the morning and beach or golf in the afternoon. The challenge however ... is price. Vancouver and Whistler real estate are artificially overpriced. Price however is just one aspect of your purchase and relocation worries, because we also have a reputation for NOT managing our real estate industry as well as other regions in Canada, which means it would be foolhardy to trust a local real estate agent you don't know. If you're interested in moving here, you need people on the ground you can trust to tell you where value is growing and shrinking. Property values in Vancouver dropped farther and more rapidly than anywhere else in Canada, yet still it is the least affordable city in the world. |

Family safety is also a serious consideration when you consider we had six gang related "Hits" in the first six weeks of 2008 alone, and only twenty in the entire previous year, which indicates it is getting worse, Politicians argue differently regarding safe neighborhoods, but some of our politicians have been implicated in the illegal drug industry. Marijuana grow-ops and violence are a big issue here, and living in the wrong neighborhood could impact the safety of you or your family. The Olympics created an extremely chaotic and volatile market. Civic leaders and law enforcement jumped into overdrive to clean up the region before 2010, but in their gusto to sweep everything under the rug, they created a whole new set of problems for citizens and businesses. House and property values skyrocketed immediately after we won the Olympics bid, but recently, a number of economic issues have arisen to make the market much less stable - like escalating taxes for example. In many areas resale values are falling, while taxes rise. Many properties are also now worth less than the mortgages. Hopefully, by the time 2010 arrives we will have prices, taxes, homelessness, and crime under control, but so far it doesn't look even remotely possible, so if you decide to move here it would be prudent to show up knowing what you're getting into, and how to prepare. Vancouver holds the dubious record for the most complaints against real estate agents in all of Canada.
